Vacation homes

Inspect the property and advise you of any necessary repairs or updates needed to get you the most for your investment. 

Advertise the property in newspapers, brochures that are sent to trade shows and all welcome centers in SC, mass mail outs as well as the internet.   

We charge 20% on vacation rentals

Maintenance

Arrange for repairs as needed.  Pay for repairs as needed from rent and forward bills on to owner.

Arrange for grass to be cut on a regular basis if needed and pay for those services out of the rental income. 

Send you a monthly check for rent and copies of any bills that were withheld from that check.

Application process

· Advertise the property in newspaper ads and on the internet. 

· Have prospective tenants fill out an application with information on employment, income, etc.  Requiring they make 4 times the amount of rent.

· Run a credit check and background check on prospective tenant as well as any social media checks.

· Call employer and / or previous landlord for verification of income and references.

Reservations

Take reservations and secure them with $200 security deposits.  

 

Send out notices via postcard and/or email to notify owner of new reservations or cancellations.

 

Prepare the lease and other necessary paperwork. At that time tenant will provide a security deposit of $200 to hold the reservation. 

 

Hold security deposit in escrow account until term of occupancy is over and everything at the house checks out.

 

Have an inspector check the house in   between renters to assure that it is clean and ready for the next person.

Longterm Rentals

· Inspect the property and inform you of the condition of the property and any necessary repairs or updates needed to get you the most for your investment.

· Conduct periodic inspections of the property

· Collect rent and any late fees if necessary.

· Arrange for repairs as needed.  Pay for repairs from rent and forward bills on to owner.

· Send you a monthly check for rent and copies of any bills that were withheld from that check.

· If the tenant is late with rent and needs to be evicted, we take care of all paperwork to file for eviction.

· If the tenant needs to be ejected we arrange to have someone put them out and we oversee that process.

We charge 15% on longterm rentals.

Lease Signing

· Prepare the lease and other necessary paperwork. At that time tenant will provide first month’s rent and a security deposit equal to one month’s rent. 

· Hold security deposit in escrow account until term of occupancy is over and everything at the house checks out.

 We also have designed a handbook for renters that will give them needful information on their responsibilities as tenants and what they are expected to do before calling on us for any maintenance requests.
